Long Beach Township is unique among LBI's six municipalities because it is not one continuous area. Instead, it stretches across multiple sections of the island and includes a collection of distinct neighborhoods, some separated by other municipalities. In fact, many people may not realize that some of these smaller areas even have their own defined neighborhood names.
Because Long Beach Township covers such a large and diverse portion of LBI, real estate can vary considerably by location. In many neighborhoods, commonly seen lot sizes include 40 by 100, 50 by 100, and 60 by 100 feet, although properties can certainly be smaller or larger. North Beach and Loveladies are particularly known for larger lots, with 75-by-100-foot and 100-by-100-foot properties commonly found, along with some of the island's most recognizable private lanes and high-end properties. These larger parcels can accommodate substantial homes, with some properties reaching 7,000 square feet or more. Across much of the township, however, typical new construction is often around 2,500 to 3,000 square feet, depending on lot size and location, while many older homes are smaller.
Long Beach Township includes Bay Vista, Beach Haven Crest, Beach Haven Gardens, Beach Haven Heights, Beach Haven Inlet, Beach Haven Park, Beach Haven Terrace, Brant Beach, Brighton Beach, Haven Beach, High Bar Harbor, Holgate, Loveladies, North Beach, North Beach Haven, Peahala Park, South Beach Haven, Spray Beach, and The Dunes. While some of these neighborhood names are used more frequently than others, each represents a defined area within the township and contributes to the wide variety of real estate found throughout Long Beach Township.
