New Construction Process
Building on LBI comes with unique steps due to coastal building codes, flood regulations, and limited lot availability. While every project is different, most new builds follow this general process:

First and foremost, if you’ll be financing, get pre-approved for a construction or purchase loan before you start shopping. If you’re paying cash, be sure your funds are available to cover the purchase, closing costs, build costs, and any unexpected expenses.

Vacant land is limited on LBI, so many new builds start with buying an older home to tear down. Location, lot size, zoning, and elevation potential all influence the design and budget.

Select a builder with experience in LBI’s coastal requirements to ensure compliance with height limits, FEMA flood elevations, CAFRA, wind load standards, and much more.

Many homes here use a “reverse living” layout, with main living spaces upstairs for better water views. Other common features include oversized decks, outdoor showers, and hurricane-rated windows. This can all be tailored to your own needs/wants, with keeping in mind the environment the home is located in.

Your builder and architect will coordinate with the municipality to secure permits. This can take weeks or months depending on complexity, environmental reviews, familiarity with the town/zoning board, or variances. Make sure you are constantly communicating with your builder to stay updated on timelines.

From start to finish, most projects take 8–14 months depending on size, weather, and supply chain factors. This covers everything from site prep and foundation work to final inspections.

After you move in, most builders will address any fixes, adjustments, or touch-ups that arise during the first months of occupancy. Many new homes also include a builder’s warranty covering certain structural elements and systems for a set period, giving you added peace of mind.
